We believe the EV charging experience will evolve into a more substantial “Destinational” experience and our vision of The Fueling Stations of the Future is a transformative response to this evolution.

WHAT IS NECESSI-TAIL?

We coined the term Necessi-tail to define necessity-based commercial real estate. Businesses that provide and serve daily needs to consumers occupy a place of business suited for the specific company. Necessi-tail has proven to be the most resilient type of real estate in volatile economic cycles. Daily needs and necessities are provided by grocers, pharmacies, quick-serve food concepts, and unavoidably the traditional gas stations. With the evolution of Zero-Emission Fueling options, EV charging, and Hydrogen fuel are here to stay and progressively replace petroleum-based fueling options, sometime in the future.

WHAT IS THE FUTURE OF FUELING?

All daily needs and necessities are transported from and to multiple destinations and eventually reach the consumer via mobility. In effect, it is the fuel that moves us and all we make and consume. While strides are being made towards zero emission, the reality is that the consumer shapes the demand and thereby the complexion of supply.

WHAT IS THE FUELING STATION OF THE FUTURE?

Drawing conclusions from the evolution of the “Gas Station”, the consumer will demand a variety of fuel options, on-demand availability, elevated level of safety, security and cleanliness, and preferably on-site conveniences and offerings of other daily needs.

WHO IS HRI

HRI identifies and executes projects in high barrier-to-entry markets. The current emphasis is on ground-up net-leased retail and restaurant projects as well as in-fill commercial mixed-use opportunities. Principals and team members at the firm have extensive experience in identifying, securing, entitling and executing on complex projects in Southern California.
